 Much of the value of a property is derived from how it is entitled. WelCor works with land owners and developers to maximize the value of the entitlements gained in the rezoning and site plan process. We make sure the various components have sufficient density and are designed appropriately for the end users. Ultimately this maximizes the return on the land for the property owner. Properties have enough natural and governmental constraints without adding a level of self imposed constraints through poor planning. We seek to achieve sufficient flexibility in the plan to attract as many possible users to the project as possible. Through WelCor’s extensive development experience we have worked with many of the municipalities and the best engineers and planners in the region. Jim Broemer has been involved in the development and planning of 2 of the most successful mixed-used developments in the triangle area, Brier Creek, 2000-acres, and Amberly, 1000-acres.  WelCor currently has projects in the development stage with anchor tenants including PublixHarris Teeter ,and ALDI.
